Bought at auction with sitting pigeons, this one. The house had not been touched since the seventies: lath and plaster ceilings down, a rewire and full replumb, damp proof course renewed, and every window overhauled rather than replaced, because the originals were worth saving.

We replastered throughout, laid engineered oak over insulated floors, and rebuilt the rear addition roof that had been quietly leaking for a decade.

The owners rented nearby for four months and got a Friday walk round every week. The budget moved once, when we opened the chimney breast and found it resting on goodwill; we showed them, priced the fix, and carried on. That is how surprises should work.
