We would rather be very good at the work London terraces actually need than average at everything. Every job below comes with a fixed written price, certified trades and a programme we stick to.
House extensions
Most of our extension work is on Victorian and Edwardian terraces, so we know the quirks before we open anything up: shallow footings, shared drains, party walls on both sides.
We can work from your architect's drawings or introduce you to the ones we use. Either way you get a fixed written price broken down by stage, a realistic programme, and one person (Tom) running the job. Steels, glazing, underfloor heating and bi-folds are all bread and butter.
A typical single storey rear extension runs 10 to 14 weeks on site. We keep water and electrics running in the rest of the house while we work.

Loft conversions
A loft conversion is the cheapest floor space you will ever add to a London terrace, and it is most of what we do between October and March.
We handle the structural calculations, the steels, the staircase (made to match your existing spindles and handrail where we can), insulation to current regs, and the fire door swap the regulations ask for. Dormers are weathertight within the first fortnight, and we work from outside via scaffold for most of the build, so the house stays liveable.
Expect 8 to 10 weeks for a rear dormer with an en-suite.

Full refurbishments
Buying a tired house and doing everything at once is nearly always cheaper than doing it room by room over five years. It is also far less disruptive, because you are not living in it while the messy trades go through.
We strip back to brick where it is needed and no further, rewire and replumb, replaster, hang doors, fit kitchens and bathrooms, and decorate throughout. Our own electricians and plumbers do the certifiable work, so there is no gap between trades for things to fall into.
You get a stage by stage programme up front and a walk round with Tom every Friday afternoon.

Kitchens
We fit around thirty kitchens a year, from trade flat pack ranges to hand painted bespoke joinery. If you have already bought the kitchen, we are happy to fit only.
The work that makes a kitchen feel right is mostly invisible: floors levelled before units go down, walls straightened so the worktop sits tight, services moved so nothing is boxed in. We do that properly. Gas and electrical connections are certified by our own registered engineers.
Most kitchen fits take two to three weeks including tiling and decoration.

Bathrooms
A bathroom is the room where corner cutting shows up two years later, usually through the ceiling below. So we tank every wet area, pressure test before tiling, and photograph the first fix so you know exactly what is behind the walls.
We supply or fit only, as you prefer. Wall hung sanitaryware, walk in showers, underfloor heating and made to measure glass are all standard work for us.
A full bathroom renovation typically takes two weeks.

Repairs & maintenance
Not everything needs a big project. A lot of our week is repointing tired brickwork with the right lime mortar, chasing a persistent damp patch to its actual cause, overhauling sash windows, or replacing a few slipped slates before winter.
We tell you what the problem is, what it costs to fix, and what can safely wait. Plenty of customers started with a £400 repair and came back years later for an extension. That is the business model, honestly.
